After the delivery of over 76,000 sq m, the modern office stock in Warsaw reached 3.94 million sq m at the end of Q1 2013. The new completions occurred in three subzones: Upper South, South West and Core.
An additional 230-240,000 sq m is likely to be completed by the end of 2013, which will bring the annual supply to over 300,000 sq m – the highest value since 2001.
Demand in Q1 2013 remained relatively stable with volume of transactions (excl. renegotiations) at almost 100,000 sq m (the average quarterly take-up in 2012 stood at 110,000 sq m).
The vacancy rate in Warsaw increased by 1 pp compared to Q4 2012 and reached 9.9%.
Prime asking rents remained stable and were at a level of €24-27 per sq m per month in the central locations and €14-16 per sq m per month out of the city centre.
