Rental premiums of up to 25% are now being paid by families and individuals who are choosing to live in mixed use gated communities like Amwaj Islands and Riffa Views.

This highlights a growing move away from the more established residential neighbourhoods of Saar and Budaiya by predominantly expatriate groups who are renting in this prime end of the market.

The average rental rates of properties on these master planned projects, especially villas, have subsequently increased in value over the last six months since January 2011 with a four bedroom detached unit rising in price by some 14% to BD1,650 per month (US$4,376), reacting to demand pressures.
