The overall industrial market produced a direct vacancy rate of 5.29% in second quarter, up slightly from first quarter and 93 basis-points below the second quarter 2016 rate of 6.22%. Absorption was negative at 195,634 square feet (SF) due to some large corporate moves. The asking rental rate remained consistent with last quarter at $3.46, the highest on record.
In addition to the overall market survey, Cushman & Wakefield surveys a specific subset that consists of modern bulk buildings, which are defined as properties 100,000 SF or larger, have a minimum 28-foot clear height, and built in the last 15 years. In the modern bulk set the direct vacancy rate rose to 6.35% from the first quarter rate of 5.73%, but was still 48 basis-points lower than the second quarter of 2016.
