The NCREIF Property Index (NPI) posted the eleventh quarter of positive total returns since the trough of the market. However, appreciation decelerated to the lowest level since first quarter 2010.
The Retail sector was the top performer for the year ending third quarter 2012. However, it was the worst performing sector during the third quarter. The spread between all four property types continued to narrow with the best being only 10 basis points ahead of the worst.
Income growth was positive for all four property types for the year ending third quarter 2012. Apartment income growth was by far the best at 7.1% although has trended lower from its peak.
