Despite intensive development activity, vacancy rates are decreasing as the majority of projects under construction is pre-leased.
Gross take-up could exceed 1 million sq m this year, this would represent historically the highest recorded occupational activity. Renegotiations however represent on average 44% of the total take-up in 2013.
Production companies are the key driver of demand in 2013. Most new leases are signed in the Greater Prague, South Moravia and Moravian-Silesian Region.
Prime headline rents remain stable and also during next year no significant fluctuations can be expected.
