6,400 sq m of take-up were recorded in Wallonia in Q1, including 3,150 sq m in the covered markets of Liège, Namur, and Charleroi. Walloon Brabant is not included in these numbers, although we include it within the contents of this report.
By the end of 2015, some 63,000 sq m of new develries are expected on the Liège office market, including the centrally located and speculative E.Lyge. This will provide a needed boost to quality new supply in Liège, since the availability rate in buildings delivered since 2009 is 1.6%, and these buildings represent less than a quarter of Liège’s stock.
Many new sizeable developments have been announced on the Charleroi office market; although they are still at very early stages while private funds are being sought out.
The prime rent in Wallonia, and indeed in Belgium’s regional markets is found in Namur, with a level of EUR 155/sq m/year.
