Total leasing activity record levels in 2013 with 1.173 million sq m leased or renegotiated this was mainly driven by new occupier activity around Prague and several renegotiations, which reached a share of 47% on total take-up in 2013.
Production companies were most active in leasing new space during the year 2013, with a high contribution primarily from the automotive sector. However, in the fourth quarter 3PL providers were dominating thanks to DHL leasing activity.
The vacancy rate decreased during the last quarter below 8% and DTZ forecasts further drop in vacancy in 2014 as a result of strong occupier demand and almost no speculative development. Prime rents are expected to remain broadly stable during 2014.
