Flemish : Antwerp drives activity in Flanders - Q1 2014

Flanders take-up in Q1 amounts to 57,500 sq m, with almost 20,000 sq m recorded outside of office markets in peripheral towns bereft of office market dynamics. The Antwerp office market records over 29,000 sq m on its own.

The largest deal was a 5,200 sq m letting in Antwerp, which will see its availability rate considerably decrease this year with no projected office deliveries until 2015. Antwerp is also attracting considerable interest from investors with most of its recent buildings close to full occupation

Mechelen and Leuven encounter low levels of activity in addition to on standstill (Mechelen) or dried-out (Leuven) pipelines. Conversely, Ghent has many deliveries - committed and otherwise - expected over the next couple of years.

Leuven loses out on its status as the joint regional market with the highest prime rent (shared with Namur). This position is now occupied on a Flemish level by Ghent, with a prime rent of EUR 145/sq m/year.
