Annual supply in 2014 should reach the highest level since 2009, totalling more than 350,000 sq m of office space under construction in Prague, of which 17% are pre-leased.
Two pre-leases of IT company Avast (11,100 sq m) in Prague 4 and Skanska (8,600 sq m) in Prague 8 accounted for 41% of the net take-up in Q1 2014. Overall leasing activity recorded a decrease both in annual as well as quarterly terms.
Prime headline city centre rents dropped in Q1 2014 by €0.50 pressured by intensive competition and high vacancies but are forecast to stabilise. On the other hand vacancy rates should continue to increase due to high supply pipeline scheduled for completion this year.
