Overall growth in annual capital values has returned to more sustainable levels close to that experienced just over two years ago in the Australian residential market. Median house values rose by just 5.4% over the year to April 2016, although in saying that, growth is still trending above the ten-year annual average of 4.2%. Growth in Australian apartment values is trending closer to the ten-year annual average (of 4.3%) with 4.6% growth in the year to April 2016. Looking back, the last previous low of 5.1% annual growth for houses was recorded in January 2014 while for apartments, November 2013 saw growth of 4.0%.
