The U.S. industrial market continued to break records, posting a vacancy rate decline of 10 basis points to end 2015 at 6.4%. This is the lowest the vacancy rate has been in over 10 years.

Occupier demand for modern industrial space continues to grow. In 4Q 2015 net absorption totaled 63.1 MSF. In 2015 net absorption totaled 252.3 million SF, greater than the 225 MSF reported in 2014.

Currently, supply is struggling to keep up with demand. In 4Q15 49.5 MSF was added to the industrial base, much of which was for built to suits projects. For all of 2015, 201.9 MSF was constructed, which was outpaced by the 252.3 MSF absorbed.
