As we enter a pause in the cycle where the pace of expansion in the office market has slowed from peak momentum, traditional investment opportunities begin to thin out, particularly for institutional grade product. Value-add or opportunistic plays that could ride further expansion become less strategic, and investments in secondary markets become even more tactical. Yet, this recent slowdown is more a function of slowing demand and absorption trends, as opposed to a combination of demand challenges and gross oversupply seen in past cycles.
