The office market in Dublin is starting to gain momentum and move back in favour of the landlord. This is primarily for well located City Centre prime space where incentives such as rent free periods are falling. As a result of the scarcity of prime space within Dublin, rents moved up for the second consecutive quarter to now stand at €344/sq.m/year. The rise in rental levels was higher than anticipated, although the market over-corrected somewhat during the downturn.
